MARKWELL PROJECT

Acquired in early 2024, this is a 1 into 6 lot rural residential subdivision in North Caboolture. Our plan is to create 6 new lots, retaining the existing house. Each new block of land will be an acreage 3000-4000m2 lifestyle block with great aspect out towards the North (Glasshouse Mountains) and West towards rolling hills and countryside. All with large frontages and not constrained by any easements or overlays, these will be some fantastic new large lots for the area. We achieved Development Approval (DA) in June 2024 and Operational Works (OPW) Approval in October 2024. We have completed our pre-start with Council and are commenciong civil works in early January 2025. We expect be bringing the new lots to the market in early Q1 2025. BAILEY PROJECT

Acquired in October 2023, this project is a 1 into 4 lot subdivision and build project on the bayside in a great little pocket of Birkdale close to schools, parks and transport. With DA and OP Works approval in place, we commenced civil works in March 2024 and completed the subdivision in July 2024 achieving Plan Sealing and new titles.
We are currently constructing four single storey duplexes (8 units in total). Construction commenced in late October 2024 and we expect to be completed in May/June 2025. These units will be coming to the market mid 2025.

LARBONYA PROJECT

Our 1 into 3 subdivision site in Capalaba in the Redlands. A 1900m2 LDR zoned property with a solid 70's 2-storey brick home in a leafy and quiet pocket of Capalaba close to schools, shops and amenities. This project required a stormwater solution to be achived through a rear neighbour which required careful negotiation and planning to undertake. We reached an agreement with a rear neighbour to achieve a lawful point of discharge and received our DA approval from Council in late Dec 22. An interesting factor of this project was we needed to tunnel bore to install our stormwater underneath an existing structure in the neighbouring property. We opted to keep the existing front house and complete a minor reno and create an additional 2 x great sized 600m2+ lots for new builds.
PROSPECT PROJECT

Our Prospect Project was a 2 into 3 land subdivision in an excellent pocket of Wynnum North not far from the water’s edge, local cafes and amenities. This site had a large protected mango tree on the rear of the block, which was unable to be removed due to NALL. We reached a deal with our side neighbour to sell a portion of the rear of the block (with the tree and existing shed included) to help boost their overall land size and which still allowed for two good sized blocks of land (495m2) to be created on Prospect St. This project achieved Development Approval (x2 as we changed design) and our Civil Works were all completed in January 2023. Plan Sealing Approval from Council was received in late March 2023 to finalise this project. We are looking forward to seeing the new home builds achieved on these great sites in the near future. CHELVA PROJECT
Completed 2020
Our Chelva Project was a 1 into 2 subdivision in the highly-desirable southside Brisbane suburb of Wishart, constructing one new double storey Hampton-style home and creating a new 415m2 lot for the market. This project required a rear neighbour stormwater solution due to the slope away from the street, which was successfully negotiated and also managed to solve an existing drainage issue within the neighbouring lot. This project was successful in delivering a sought after, high-quality build to the area helping to modernise the existing street, and which has resulted in significant capital growth for the investor/owner of this property.
